Document Checklist
This is a general list of the required documents for AUS approved loans.
A cover letter listing the required documentation will be included with your loan package.

  • Property Information
  • Copy of original Sales Contract. If this will be a construction to perm loan, please contact our office for further details and requirements.

    Borrower Information
  • Copy of Drivers License. A copy of your drivers license will be required to meet customer identification regulations for the USA Patriot Act. VA loans also require a copy of your social security card.
  • Copy of Social Security Card. Only on VA, Texas Vet and Rural Housing loans. A copy of your social security card, military id or W-2 containing your social security number will be required.
  • Divorce Decree or separation documents. If you and/or your spouse have been divorced or are separated we will need a complete copy of the divorce decree or separation documents and the child support agreement.
  • Gift letter including a copy of the check & the deposit. We will provide you with a Gift Letter in your loan application package for you to complete and return to us.

    Income Information
  • Most recent pay stub(s)
    Covering at least the latest 30 day period with year to date earnings, for both borrower and co-borrower.
    - If paid monthly, 1 paystub required.
    - If paid bi-weekly, 3 paystubs required.
    - If paid weekly, 5 paystubs required.
  • Most recent W-2s
    For both borrower and co-borrower. This item is not usually required with an automated underwriting approval.
  • Most recent tax returns
    All lenders are now submitting a 4506-T form to IRS for a copy of your last two years filed tax returns. Due to this requirement we are requiring your most recent two years tax returns with all schedules so we can review them to prevent missing or incaccurate information.  These need to be signed copies of the complete tax returns you filed with the IRS.
  • Information and supporting documentation
    For any and all additional income from leases, rental property, investments, alimony, child support(12 month payment history req'd.), etc.
  • If you own rental properties
    We will need your most recent tax returns with all schedules and current lease agreements.
  • Self-employed borrowers
    Borrowers with 25% or more ownership in a business. We will need your most recent two years business tax returns, including all schedules. These need to be signed copies of the complete tax returns you filed with the IRS.
  • Retirement, VA Disability and/or social security income
    We will need your most recent Annual Awards Letter and/or your most recent Annual Social Security Awards Letter.

    Other Information
  • Most recent bank statements
    For each account listed on page 3 of the loan application, including checking, savings, CDs, IRAs, 401Ks, stocks, etc. Be sure to include all pages of your most recent two months statements.
    Note: We will only use the accounts necessary for AUS approval.
  • If you are selling your current home
    We will need the Sales Contract for the pending sale and when the property closes we will need the executed Settlement Statement (HUD 1) for the sale of that property.
  • If you have recently sold your home
    We will need a copy of the executed Settlement Statement (HUD 1) for the sale of that property.
  • If you are a non-resident alien
    Copy (front & back) of your Certificate of Resident Alien Status (Green Card).
If this is a VA loan we will also need the following items:
  • Copy of your DD214, member copy 4.
VA Streamline Refinance Loans
  • Copy of your "Note" and page 1 of the Deed of Trust with the VA Case #, usually found in the upper right hand corner of the page.
If this is a Refinance loan we will also need the following items:
  • Name, address, phone number & loan number for your current loan. This is usually found on the front page of your loan payment book.
  • Declaration page to your home owner's insurance policy. (The page with your coverages)
  • Copy of your Title Policy, if available.
  • Copy of your Property Tax Receipts.
  • Most recent Survey of property. This will usually be the survey from when the property was purchased.
